Will Vest was raised in the Deltaville area, from the cradle to adulthood. Growing up around the Deltaville area and boats has afforded him with an extensive knowledge of the area rivers and creeks. Will recently retired from Newport News Fire Department where he was on the Marine Instant Response Team and currently dedicates all his efforts to real estate.  He has a Captain's license through the USCG. Will has an out going personality and excellent communication skills which make it easy for him to develop a good rapport with customers and Clients. 

Bonnie Vest has enjoyed the Middle Peninsula and its estuaries for the last thirty seven years. Bonnie has been committed to the Sales industry throughout most of her career. She was a Manager and Yacht Broker selling luxury boats from 1989 to 2002. In February, 2002 Bonnie earned her Virginia Real Estate license, at which time she teamed up with her husband, Will, in the family real estate business at C.D. Vest & Company.   Bonnie has completed the Accredited Buyers Representative course and has been consistantly recognized as a top agent by Long & Foster Realtors as well as the Chesapeake Bay and Rivers Association of Realtors and the Northern Neck Association of Realtors. Bonnie enjoys assisting her Clients with the American Dream, whether Buying or Selling.

The County of Middlesex is part of the Middle Peninsula and is located approximately sixty miles east of Virginia's capitol, Richmond.  Forming a true peninsula, it's eastern border fronts the Chesapeake Bay, it's northern border fronts the Rappahannock River, it's southern border fronts the Piankatank River and Dragon Run, and the western border is Essex County. Within a 123 square mile boundary are many creeks, coves, and bays.

Rural in nature, Middlesex was reported to have a population of 9,932 in the 2000 census.  This represents the approximate growth of permanent residents of 14.8% since the 1990 census.  This growth is attributed to improved highway systems, a regional increase in the retirement community, and the growing economy of nearby metropolitan areas.  Most of the growth has taken place in the eastern portion of the county, from Saluda, the County seat, to Deltaville at the Bay. 

Middlesex is popular for both retirement and summer recreation.  During summer months the population swells dramatically with seasonal residents.  The combination of absentee ownership of real property, a strong personal property base from recreational vehicles and yachts, and the retirement community requiring few services, all help to keep county real estate property taxes at a low $0.43 per $100.00 of assessed value.

The county is serviced by two area hospitals and has fire protection and emergency rescue by volunteer organizations.  Police protection is by the Middlesex County Sheriff's Department and Virginia State Police.  There are many public beaches and boat launching ramps located throughout the county and small public parks are located in the Town of Urbanna and the Village of Deltaville.  Many convenient shopping areas are located within these areas.

Typical to newly developing areas, many secondary residential streets are privately maintained. All major roadways are maintained by the Virginia Department of Transportation.  A public airstrip with a runway of 2,524 feet is located mid-county at Topping, VA.

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
