Property Search Phase
Extensive initial search of MLS and “For Sale by Owners” for properties that meet YOUR specific search criteria.
Password to "Beyond the MLS" which includes a comprehensive list of properties that are NOT LISTED with any real estate broker and therefore not in the MLS. This could save the seller thousands of dollars in real estate commissions! Such savings can be passed on to the YOU, the buyer!
We will email information on ALL new properties that come on the market and meet your specific criteria not less than once a week.
Preview and email multiple pictures of specific properties that are of interest to you BEFORE you waste your time driving down to see properties that are not acceptable.
Negotiation Phase
Upon finding the right property, we will provide you with a complete market analysis advising you of comparable sales as well as the fair market value of property.
Prepare contract with recommendations as to terms that would be in your best interest.
Negotiate with seller or seller’s agent on your behalf to convince seller and his agent to accept your offer.
Settlement Phase
Provide recommendations as to Home Inspectors, Settlement Agents, Attorneys, and Lenders based on over 20 years of experience in working with these professionals.
Coordinate settlement to assure that everything runs smoothly.
